SAFETY & SECURITY
Smoke alarm will be provided (mains powered with battery back up).
Security locks to external doors and locking fasteners to some windows.
HEATING
Ideal gas fired combination boiler with integral stored water for heating and domestic hot water, with radiators with TRVs throughout the property.
DECORATION
Walls - finished in smooth plaster with emulsion paint finish.
Doors – finished in white eggshell with chrome furniture.
Architraves and skirtings – pencil rounded and finished in white eggshell.
TILING
Floor tiles to the kitchen/dining area of the ground floor will be as in the Show House.
Bathroom will be half-tiled (fully tiled behind the shower).
Kitchen will be tiled with contrasting coloured borders/dado from work surface to underside of wall cupboards as in the Show House.
KITCHENS
Fitted kitchens will be provided and will be of ‘Shaker’ style with a factory applied paint finish.
Built into the units will be a comprehensive range of SMEG appliances including stainless steel oven, stainless steel gas hob and metallic integrated extractor. In addition there will be a fridge, freezer, fully integrated washer dryer and dishwasher. There will be a stainless steel bowl/drainer, inset sink.

Gardens – Gardens will be turfed or top soiled or in some cases a mixture of both.
Paths – The paths leading up to the front door of the houses and surrounding them will be stone flags.

Planning Restrictions
These properties, as with our other development at Riverside Walk, have restricted use. Under the File No. 06/00197/FL Scarborough Borough Council say:
'None of the residential units shall be used for residential purposes other than holiday accommodation. The accommodation shall not be used as their sole or main residence by any person. The accommodation can be used as holiday accommodation throughout the year but it shall not be occupied by any individual for more than eight months in total in any 12 month period.'
